This Project Manager position is based in Irvine, CA and will play a key role supporting construction, construction design, construction quality standards, and integration for the Site Modification program across the Tri-LA markets. Contributes to the development and construction functions by ensuring the consistent high quality and timeliness of delivery of operational and project-based development activities. Key point of contact for planning, coordinating, resourcing, presenting, executing, and controlling site builds and construction initiatives. Ensures consistency in processes, reporting, forecasting, data integrity, siting solutions, and vendor qualification. What you'll do in your role. Program Management: Driving the Integration phase of the Site Modification program. Responsible for daily integration scheduling, vendor and resource coordination, troubleshooting, and getting sites into readiness for technology activation. Project Quality: Managing a diverse group of vendors and general contractors supporting construction and integration activities. Drives ownership, accountability, and quality in the program. Program Projections: Builds milestone breakdown structures, develops reporting and updates teams on risks or data integrity concerns. Documents, acquires approval for, and supervises any process changes in program. Produces reporting, notifications and communicates regarding program status to respective internal and external partners. Resource Management: Develops, recommends, and/or implements critical initiatives associated with improving practices; leads establishment and development of policies; establishes schedules, collaborates with market, regional, and national partners Project Status: Attends Management and Development project team meetings as the need arises, keeping project teams up to date on current and future projects. Conducts program reviews with partners and performs ongoing assessments on progression. Risk Management: Identifies risks in projects and applies techniques to assess and mitigate the risks. Drives project risk reviews and appropriate mitigation. Calls out potential issues to achieve resolution The experience you'll bring. Minimum 5+ years' experience in wireless site development. Expert Excel skills coupled with proficiency in MS Project and PowerPoint. Strong written and verbal communication skills; ability to effectively connect with all employee levels and levels of management. General knowledge of accounting practices including budgeting, invoicing, purchase orders, and accounts payable. Proven track record identifying project impacting issues, able to work with more senior members of the Project Management team to develop and implement solutions. Ability to interpret vendor contracts, master agreements, cell site leases with any/all existing or potential landlords (e.g. public agencies, private corporations, private citizens and non-profit agencies). Strong understanding of construction milestones and experience handling Business Requirements, Project Plans, Project Schedules, Construction Drawings, and associated project materials. Specific expertise in the areas of site construction, site integration, hardware configurations, hardware alarms. Familiarity with environmental reports and government approvals Solid understanding of all aspects of leasing, zoning, and regulatory compliance related to real estate development and wireless network operations, including knowledge of lease terms or contracts and understanding of legal proceedings. Experience in developing and delivering professional presentations to senior leadership. Preferred Qualifications: Associate or Bachelor's degree in Telecommunications, Business, Engineering or Legal preferred Advanced Degree in Business, Legal or Project Management a plus PMP Certification preferred
